1. What is the door’s condition?

There are a few things to consider when evaluating the condition of your door, including whether it was correctly installed. A poorly-installed door isn’t square, i.e., it wasn’t adjusted for the slight imperfections in all house openings. Over time, a door will settle, making it harder to open and close while putting additional stress on its hinges and mechanisms.

2. Are you feeling drafts?

Another tell-tale sign of a door’s condition is its level of draftiness. A settled door can have gaps in which air flows through and wastes energy.

One way to check if your door is letting too much air escape is to use a lighter or a candle as a guide. Move the flame around the frame of your door. If it flickers or appears to be pulled outside, then you’ve got an air leak.

3. Does it still fit your home’s exterior?

The front door is one of the first things visitors – and potential home buyers – see when they first come to a house. If your door has an unwanted “retro” look which no longer looks good in comparison to your home’s architectural design, then a new door may be in order.

You may also consider putting a fresh coat of paint on an old door, but the door’s design still might not give your home a pleasing look — to outsiders or yourself.

A quality wood door may last 30 years if left exposed to the elements, but more if it is protected from the weather. You should repaint a wood door every few years to keep it from warping or splitting. Replace the weather stripping and hardware every five to eight years.
